This charming upstairs unit is in a truly unbeatable location—just steps from both the beach and the bay, directly across from Belmont Park, and right next door to Starbucks for your morning coffee fix. Perfectly nestled in the heart of Mission Beach, this spot is ideal for beach lovers, boardwalk strollers, and anyone looking to soak in all the sun and fun San Diego has to offer. 🏝 Highlights: • Just steps to the sand and bay • Next door to Starbucks ☕️ • Across the street from Belmont Park, dining, shopping, and boardwalk attractions • Walkable to Mission Market for convenient grocery runs 🚗 Parking: Includes a compact carport that fits up to a small SUV. For example, my Mazda CX-5 fits comfortably, and I’ve even seen a Jeep Wrangler park there—but keep in mind, it is a compact space. 📍 Easy Driving Distance to: • 10 mins to Point Loma (Target, grocery stores, Dick’s Sporting Goods) • 10 mins to SeaWorld • 15 mins to the San Diego Zoo • 15 mins to Balboa Park, Fashion Valley, and Mission Valley • 15 mins to Downtown, Old Town, and Little Italy • 20 mins to San Diego International Airport

Coronavirus has been a worldwide concern and has affected all business including short term rentals. We have implemented extra precautions to ensure a worry free stay, we bleach the floors, sheets, towels , railings , door handles, remote controls, switch and switch plates. We also Lysol spray and disinfect the area to keep your stay as virus and bacteria-free as possible. Please note this is NOT a party house. No additional guests allowed in or near the property at any time. Please consider another listing if you are wanting entertainment during your vacation. (Gatherings of all sizes currently mandated against) See below. Strictly enforced noise curfew from 10PM-9AM daily. No smoking in or around the property. No commercial use of the property including personal services, photo or video shoots or other business use. ***COVID-19 UPDATE: Air BNB forbids gatherings of any size in addition to local/state restrictions punishable by hefty fines and/or jail time. Due to heightened concerns, guests will be asked to leave immediately upon violation of ANY house rules. There will be a construction project happening on the street outside the apartment from February-end of September. This project will not impact parking or access to the apartment but could result in noise from heavy machinery between typically from 7:30am – 3:00pm on the weekdays. For this reason, I have dramatically reduced the price of the house on the weekdays until the project is finished.

Please be considerate of your neighbors. Violation will result in an immediate reservation cancellation with no refund and removal from property. No Parties: Parties are strictly prohibited. Please show respect for your neighbors' tranquility. Violation will result in an immediate reservation cancellation with no refund and removal from property. Surveillance: The exterior of the property is under video/audio surveillance. This is for security purposes. No Commercial Use: Commercial use of the property, including personal services, video/photo shoots, or any other commercial activities, is not allowed. Over Occupancy Fine: A fine of $99 per person will be imposed for any guests exceeding the maximum limit of 5 on the property at any time. No Parties or Events: Parties or events are not permitted on the premises. Violation will result in an immediate reservation cancellation with no refund and removal from property. No Smoking: Smoking is strictly prohibited anywhere on the property. A $200 fee will be charged for smoking violations. Suitable for Children: The property is suitable for toddlers and children under 12, but please ensure their safety and supervision. Registered Guests Only: Only registered guests are allowed on the property. Unauthorized visitors are not permitted. Violation will result in an immediate reservation cancellation with no refund and removal from property. Food and Drink: Please refrain from eating or drinking in the bedrooms. Noise Curfew: Please respect the noise curfew during quiet hours.(Violation will result in an immediate reservation cancellation with no refund and removal from property. Heater and AC Usage: Turn off the heater and AC units when you leave the property. Check-In and Check-Out: Kindly adhere to the specified check-in and check-out times. Dishes: Clean and put away your dishes after use. Trash Disposal: Take out the trash before your departure. Illegal Substances: No illegal substances are allowed on the premises. Surveillance Cameras: Security cameras are in use. One is positioned facing the front door, connected to the red gate in front. The other camera faces the backyard, connected to the brown fence near the shed in the corner of the backyard. Camera Tampering: Tampering with or turning off the cameras will result in an immediate reservation cancellation with no refund. Rules Violation Consequences: Violations of any house rules may lead to possible removal from the property and a canceled reservation with no refund. Mission Beach is a classic beach community in San Diego, California. The apartment is across the street from Belmont Park and overlooks Mission Beach Park with BBQ grills, grassy areas and picnic tables. The beach community can be both quiet and cozy, or active and bustling, depending on the season and what kind of experience you want to create for yourself. We have beach essentials to make your stay more enjoyable, including chairs, umbrellas, and beach toys. The ocean is lively and the bay is quiet. MISSION BAY for WATERSPORTS & LOUNGING: Walk the bay for a quieter outing or for activities like boats, paddle boards, volleyball and more. Mission Bay sports center is one mile north! MISSION/PACIFIC BEACH for SURFING, DINING & NIGHTLIFE: Head to the beach boardwalk alongside the Pacific Ocean to enjoy restaurants, bars, infamous nightlife, coffee shops and more stretching from Belmont Park at your doorstep, all the way up to the neighboring lively Pacific Beach. RUNNING/BIKING: For the active traveler, there is a fantastic loop around the bay which is about 12 miles. Our electric scooter will be available upon request to book. You can easily explore the area or even ride to nearby Sea World. GUIDEBOOKS: See our guidebooks for our favorite spots from gyms to bars all within walking or biking distance of your home away from home! We have gathered some great specials for activities and happy hour schedules for you too! There will be a constriction project happening on the street outside the apartment from February-end of May. This project will not impact parking or access to the apartment but could result in noise from heavy machinery between 7:30am – 3:00pm

Guest Access

Parking is included at our location! Parking is HUGE plus to have in this area in Mission Beach. Luckily you do have a designated parking spot. You are able to park NEXT to white garage over the red bricks. Parking is for a COMPACT car. I have a Mazda CX-5 that fits. There will be a sign that says, "Island Court Upstairs"

We thoroughly enjoyed our stay at Adam’s place. You are steps away from the bay and just across the street from Mission Beach. Great location for those who like to walk around town, bar hop, or bike from MB to PB and even La Jolla. The space itself is comfortable and provided everything that we needed for a long weekend. We would definitely stay with Adam again.

We loved our stay at Adam's! The location can't be beat. The place is a perfect comfy beach condo. The kitchen was my favorite. If you leave the door open there is a cute little patio and it feels so California! It is tucked away but also right in the midst of everything!

This place was awesome!! Very nice and clean, the perfect size for two adults and a dog! It was also soooo close to many things, including the beach!! Right beside Belmont park and a good amount of restaurants to choose from as well. They even had beach goodies to borrow in the garage which was a HUGE plus! Overall, this stay was a 100/10 and I will be returning!!

WALK/BIKE /E SCOOTER THE BEST OF THE BEACH COMMUNITY IS EASILY WALKABLE This location is literally the epicenter of the San Diego beaches along the best section of Mission Bay in the heart of Mission Beach. CAR RENTAL/PARKING: You have your own COMPACT parking spot on the premises, but unless you are planning on taking day trips outside of the city, we HIGHLY recommend Uber/Lyft for airport transport or venturing beyond the immediate area. The wait is never longer than 1-3 minutes and the fare is usually significantly less than parking would be. Parking is very limited and quite expensive in most of the city. PUBLIC TRANSPORTATION: Bus stop nearby at Belmont Park. Unless you've visited the area you may not realize just how great this location is.... you are walking distance to dozens of rooftop restaurants, beachfront bars, coffee shops, and even fine dining right on the water. Surf shops, watersport rentals, e-scooters, groceries, and fitness studios are also steps away. Check out our guidebooks for all the great things within walking or biking distance!
